Time & Cost Element
There is no question that Timber Frame Construction is the fastest method of providing a turnkey dwelling unit. Because the base product is engineered and produced as an OSM (Off site manufacture) unit it saves weeks rather than days in allowing internal trades to commence their particular disciplines.

Once the foundation is laid (the same time for all methods) the timber frame can be erected in a matter of days, take a typical 4/5 Bed villa: –

  • Timber Frame Erection 4 Days on site
  • Roofer 3 Days on site
  • Windows/Doors 2 Days on site
  • Total 9 Days.

Can you build a fully sealed building envelope in concrete in 9 Days or even 9 weeks?
WE certainly can!

  • Plumber and the Electrician 1st Fix 2 Days
  • Insulation & Plasterboard 5 Days
  • Plastering 10 Days
  • Plumber final fix 10 Days (following above)
  • Electrician final fix 3 Days
  • Joiner 10/14 Days
  • Kitchen Fitter 7/10 Days ( Same as above)
  • External skin included in above timeframe Inc
  • Painting/Tiling 10 Days.

Can you build a completed house in concrete in less than 12 weeks?

In the U.K. Builders are accepting tenants within 8 weeks of the frame delivery to site!

Lets look at the fiscal saving using the above method:

  • No waste to pay for.
  • Site labour reduced by up to 70%
  • Interest accruing on development loan slashed by months
  • Material cost massively reduced
  • Self-build delays removed – saving on rented accommodation
  • Reduction in energy costs – guaranteed.
  • No costly site mistakes to be rectified ( a % is inbuilt on trad buildings)
  • Weather conditions don’t affect progress.
  • Investors on income stream in weeks rather than months or years.

Build cost across the board in Timber Frame is estimated at €900 - €1.300 per m2 of build.
Compare a build cost in Concrete and then add all the attendant costs you will have to find which do not exist with timber frame construction.

30% Saving using Timber Frame versus  Concrete in my view is a very conservative estimate and we haven’t even considered the long term benefits, savings and comforts of living in a modern engineered home.

Neither have we discussed the huge environmental issues which Spain is going to have to face up to sooner rather than later – whatever happens with new rules and legislation, you will always be ahead of the game – promise!
